THE PLACE YOU BELONG.

A sanctuary in Mayan sacred lands, between the jungle and the sea.
Co-guardianship at IKAL Tulum — a relationship with the land,  the rhythm, and the people who return to it.

After every stay, guests said variations of the same thing. Not about the room.
About the way it felt — the way the days slowed down, the way they could exhale.

"I wish I could guarantee coming back."

"Definitely coming back every time I visit Tulum."

"Third visit in two years. Just love this place — so special."

Co-guardianship is how we honour that wish — by making your return a relationship, not a booking.

THE RYTHM

MORNINGS BEGIN SLOWLY HERE.

Wake to the sound of the ocean or the stillness of the jungle, depending on where you've chosen to be. Walk barefoot to Maia for breakfast — fruit from the region, coffee, conversation with people who have come to know you.

Move your body in the morning practice, or sit in the temazcal as the steam rises, or meditate in our temple - Tara Stupa. Swim in the Caribbean. Read under the canopy. Eat slowly.

In the afternoon, the sanctuary opens into something bigger — a Mayan elder leading a ceremony, an ice bath, a breathwork session, a beach volleyball game, a dance class. Or none of it. Stillness counts too.

Evenings are for fire, food, mezcal, music. The Arena hums some nights. Other nights, the village is quiet and you can hear the trees breathe.

This is the rhythm you return to. Not a holiday. A way of being.

STEWARDSHIP

SACRED LAND. HELD,
NOT OWNED.

IKAL sits on land that has been honoured long before us — within the territory of the ancient Mayan civilisation, beside the ruins that still rise above the same Caribbean Sea.

To be a guardian here is to enter
into a relationship with that.

IT IS ALSO ONE OF THE MOST GENUINELY PROTECTED PLACES LEFT ON THIS COASTLINE

Protected

Inside Jaguar National Park. Federally protected. No future development is permitted on the surrounding coastline.

ADJACENT

Walking distance from the Tulum ruins, a UNESCO heritage site. The view you see now is the view that was here a thousand years ago.

PERMANENT

What is here now is what will be here in thirty years. Some places change. This one is held.

WHAT IS IKAL

NOT A HOTEL. A LIVING SANCTUARY.

Not a hotel. A living sanctuary. IKAL means the spirit of the wind — and the place is shaped by the people who hold it: ancestral wisdom keepers, practitioners, artists, neighbours, the land itself.

Maia. The kitchen, the table, the festival. Food as gathering. The place the village comes to eat.

IKAL Arena. Music, performance, ceremony. The cultural pulse of the sanctuary, year-round.

Daily practice. Yoga at sunrise. Breathwork. Temazcal. Ice baths. Movement. The body remembers itself here.

Ancestral wisdom. Mayan elders, healers, and visiting teachers. The tradition this land has carried for centuries.

Community. Family programming, beach volleyball, mezcal tastings, long dinners. The texture of belonging.

The constellation. IKAL Tepoztlán and Costa Rica are opening soon. Your guardianship grows with the sanctuary.

"You feel like you're in a village — more than a hotel."

THE FOUR RESIDENCES

Each residence offers a different relationship with the land.
All include 1 bedroom and 1 bathroom; what differs is location,
square metres, and the kind of mornings you want.

For the guardians...
who want the sea to be the first thing they hear in the morning.  The Caribbean isn‘t the view here — it‘s the room. Wake to waves. Step into salt.

Treehouse

Elevated within the jungle canopy. The trees move around you, and you simply watch. Privacy without isolation. Stillness without silence. The most distinctive home in the sanctuary.

WHAT IT ISN'T

A few honest distinctions, because the questions come up:

NOT A TIMESHARE in thefloating-week, points-basedsense. You hold a defined beneficiary interest in a specificresidence, in a specific trust.

NOT A HOTEL MEMBERSHIP. Your share is a propertyright, not a club tier.

NOT A FREEHOLD HOME. Mexican law restricts foreign nationals from holding direct freehold within the coastal zone; the fideicomiso is the standard, legal vehicle for foreign ownership in this area.

NOT A TYPICAL INVESTMENT. We don‘t market guaranteed returns. People become guardians because they want to be here. The portfolio diversification and rental income are real, but secondary.

WHAT IS IKAL

A RELATIONSHIP, STRUCTURED.

Co-guardianship is the legal form of belonging here.
The poetry is real, but so is the structure that makes it lasting.

THE STRUCTURE

Held in a fideicomiso — the Mexican property trust that allows non-Mexican nationals to hold beneficiary rights to coastal land. No expiry. Fully transferable. Inheritable.

WHAT YOU OWN

A defined fractional interest in one specific residence. Time at the sanctuary - 1, 2, or 4 weeks each year - and standing access to everything around it.

HOW WEEKS WORK

A rotating allocation across high, mid, and low seasons. The system breathes; everyone gets their turn.

IF YOU CANT USE THEM

Our managed rental program places unused weeks. We don't promise a number - rental performance varies by season and unit.

RESALE

Your share can be sold privately or through our guardian network at no charge. We maintain a waitlist. People want in.

OPERATOR

IKAL Tulum is owned and operated by HOTEL IKAL CHIT, S.A.P.I. de C.V., a Mexican corporation incorporated in 2019 and held by Inmobiliaria R4, S.A. de C.V. and Siete Delicias, S.A.P.I. de C.V. The sanctuary has been operating since 2019. The operating group currently also manages IKAL Tepoztlán and Casa Arca in San Miguel de Allende. . Property held in a fideicomiso (a Mexican real estate trust).

THE PLACE YOU‘VE BEEN GOING BACK TO.
DON’T JUST VISIT. BELONG.
